Most of our students get their first property up and running for around $10k ideally all in. That covers your first month's rent, furnishing, and getting listed. Some spend a bit more, some a bit less. It depends on the property and how resourceful you are.

Lots of people think this, but realistically: landlords don't want to run a hospitality business. They want a reliable tenant, rent paid on time, and zero headaches… and that's exactly what you give them. It's a win-win partnership.

For the entire time our mentorship has existed, this has never happened to one of our students. The reason for this is because, before you ever sign a lease, we show you exactly how to research demand in your area. You'll know the average occupancy rates, nightly prices, and seasonal patterns before you commit a single dollar. Our students typically get their first booking within days of going live. That's the power of having a proven strategy.

Yes, it's 100% legal. We've been doing this across 60+ properties personally and our students operate in Melbourne, Sydney, Brisbane, Gold Coast, and beyond — with zero legal issues.

The key is you need the landlord's written permission to sublet on Airbnb. That's non-negotiable and it's built into our process from day one.

As for the 180-day cap, strata rules, and council regulations these vary by state and even by building. But part of what we teach you is exactly how to navigate this, so you only take on properties where the rules work in your favour, with complete peace of mind that you're legally legit.
