Do you want to run Airbnbs without buying a property?

We run 83 of them in Melbourne on leases, not mortgages, and we’ve been teaching other Australians to do the same since 2024.

Two of the good ones. Plenty of people take longer, and some never get a property.

We’ll set one up for you

Simple is not easy.

Anyone can understand it on a napkin. Rent a place, furnish it, list it, keep the spread. Understanding it and running it are two completely different sports.

Terence, Jordan & Stanley

Co-founders. One leased apartment in 2023, eighty-three today.

Who’s teaching you

Jordan and Terence leased the first apartment in Melbourne in 2023, with $15,000 each. It got a booking within an hour of going live. Every property since has been paid for by the ones before it, and Stanley, Terence’s best friend, joined when we had three or four.

Today it’s 83 properties and a team of 25, with our own cleaners and a warehouse. The pricing tools on the market weren’t good enough, so we built NightlyIQ. We took our first two students in August 2024, and Jordan still runs most of the live calls.

NightlyIQ

The pricing software we built for our own properties. Every night it checks each listing against a few hundred similar ones nearby and tells you what to change. Often the answer is to leave it alone.

FAQs

Is this legit?

Fair question. We get it a lot. We’re a registered Australian company, Clarke Syndicate Pty Ltd (ABN 54 683 945 422), based in Melbourne. We run 83 properties ourselves. And our members tell their stories on video, under their own names. Watch a few and decide for yourself.

Do I need to own property?

No. You rent the place like anyone else would, with the owner’s OK in writing to host short stays. Up front you’ll need the bond, some rent in advance and the furniture. For most people that’s around $10,000 to $15,000.

Is it legal?

Yes, if you do it properly. The owner agrees in writing. The building allows short stays. You follow your state’s rules. We’ll show you how to check all three before you sign anything.

How much time does it take?

Five to ten hours a week while you look for your first place. Calls to agents on your breaks, inspections on Saturdays. Once it’s live and your cleaners are sorted, it’s an hour or two a week per property.

Will I get the same results?

No promises. We picked the stories on this site because they went well. Some people take longer, and some never get a property. It comes down to the work you put in and your market.
